Hurricane season runs June 1 through November 30, and the Charlotte metro sits far enough inland that people assume they are safe. Helene proved otherwise. Here is the prep list, ordered by what actually prevents claims.
Mecklenburg, Union, Gaston, Iredell, York, Lancaster, and Chesterfield counties all see remnant systems that stall and dump rain for 24+ hours. Tree fall and water intrusion drive nearly every claim I handle here.
- 1
Roof and gutter inspection scope
Carriers deny water claims traced to deferred maintenance. Document your roof condition before the storm, not after.

Gutter guards
Overflowing gutters push water into fascia and foundations — the most preventable claim there is.
Shop on Amazon - 3
Downspout extensions
Moving discharge six feet from the foundation prevents most crawlspace and basement intrusion.

Sump pump with battery backup
Power fails exactly when the pump matters. Battery backup pays for itself in one event.
Shop on Amazon - 5
Generator (inverter, 3000-5000W)
Keeps the fridge, sump pump, and well pump running. Spoiled food is often covered, but a flooded basement is not.

Chainsaw and pole saw
Trimming limbs over the roof each spring is the highest-ROI prep in the Carolinas.

Prep reduces damage. Coverage decides who pays for it.
Wind is usually covered. Rising water never is, unless you carry flood. I will read your current declarations page for free and tell you exactly where the gap is.
- 7
Window film / plywood clips
Cheaper than a wind claim deductible, which in coastal-adjacent policies can be a percentage of dwelling value.
Shop on Amazon - 8
Smart water shutoff valve
Cuts supply automatically on a detected leak. Several carriers offer a discount for one.
Shop on Amazon - 9
Weather-sealed outdoor camera
Time-stamped footage of damage as it happens is the strongest claim evidence there is.
Shop on Amazon - 10
Tarps and roofing tape
Policies require you to mitigate further damage. A tarp on a torn roof protects your claim, not just your ceiling.
Shop on Amazon - 11
Anchor kit for outdoor furniture and grills
Unsecured items become projectiles, and liability for a neighbor's window is on you.
Shop on Amazon - 12
Fireproof waterproof document bag
Your declarations page and home inventory in one grab bag. Claims filed with documentation settle materially faster.
